Welcome to kathleenmeredith.com. By using this website, you agree to these Terms & Conditions. If you do not agree, please do not use the site.
1. About Kathleen Meredith
Kathleen Meredith is a licensed Associate Mortgage Broker in Nova Scotia (Mortgage Associate License No. 2025-3001137), working with 8Twelve Mortgage, a licensed mortgage brokerage. Mortgage brokering activities are regulated under the Nova Scotia Mortgage Regulation Act and its regulations, administered by the Office of the Superintendent of Credit Unions/Mortgage Regulation within Service Nova Scotia.
2. Information Only, Not Financial Advice
The content, calculators, rate displays, guides, and tools on this website (including the Mortgage Fit Finder, Mortgage Discovery, Homeownership Calculator, and Rental Calculator) are for general information and educational purposes only. Results are estimates based on the information you enter and general assumptions, and do not constitute a mortgage approval, commitment, pre-approval, or personalized financial, legal, tax, or accounting advice.
Your actual mortgage options depend on a full review of your application, credit, income, property, and lender and mortgage insurer requirements. Please speak with Kathleen directly before making any financial decision.
3. Rates and Products
Interest rates, terms, and product details shown on this website are subject to change without notice, are subject to lender approval and qualification (O.A.C.), and may not be available to every borrower. Terms and conditions apply. Kathleen does not lend money; mortgages are funded by third-party lenders.
4. Disclosure and Broker Compensation
Before you enter into a mortgage, you will receive the required written disclosures, including how Kathleen and the brokerage are compensated (typically by the lender) and any fees, conflicts of interest, or relationships that apply to your transaction, as required by Nova Scotia law. Kathleen works with a network of lenders and will explain the options presented to you.
5. Your Responsibilities
You agree to provide information that is accurate, complete, and truthful. Providing false or misleading information on a mortgage application may be an offence and can result in the application being declined or the mortgage being called. You are responsible for keeping any access codes to client, buyer, or referral portals confidential.
6. Privacy and Consent
Personal information you submit through this website is collected, used, and disclosed in accordance with our Privacy Policy and applicable Canadian privacy law, including PIPEDA. With your consent, information may be shared with lenders, mortgage insurers, credit bureaus, and other parties needed to arrange your mortgage.
7. Communications
By submitting a form, booking an appointment, or joining a portal, you agree that Kathleen may contact you by email, phone, or text message about your request. Marketing messages are sent in accordance with Canada's Anti-Spam Legislation (CASL), and you may unsubscribe at any time.
8. Third-Party Links and Services
This website may link to or use third-party services (such as lenders, application platforms, calendars, podcasts, and e-signature tools). Kathleen is not responsible for the content, availability, or privacy practices of those third parties.
9. Intellectual Property
All content on this website, including text, graphics, logos, guides, and tools, belongs to Kathleen Meredith or its licensors. You may view and download materials for personal, non-commercial use only. You may not copy, modify, republish, or redistribute them without written permission.
10. Limitation of Liability
This website is provided "as is". To the fullest extent permitted by law, Kathleen Meredith and 8Twelve Mortgage are not liable for any loss or damage arising from your use of, or reliance on, this website or its tools, including errors, omissions, or interruptions.
11. Governing Law
