1. Who We Are

This website is operated by Kathleen Meredith, a licensed Associate Mortgage Broker in Nova Scotia (Mortgage Associate License No. 2025-3001137), working with 8Twelve Mortgage. We follow the Personal Information Protection and Electronic Documents Act (PIPEDA) and the privacy requirements of the Nova Scotia Mortgage Regulation Act.

2. Information We Collect

We collect personal information you choose to give us, such as your name, email, phone number, and address. When you ask for mortgage services, we may also collect your date of birth, Social Insurance Number (optional), income and employment details, assets, debts, property details, identification, and supporting documents.

We also collect basic technical information, such as your browser type, device, and pages visited, to keep the website working and improve it.

3. How We Use Your Information

We use your information to answer your questions and book appointments, to assess your mortgage needs and find suitable lenders and products, and to prepare and submit mortgage applications. We also use it to provide our calculators, client portals, and document checklists, to send you updates, reminders, and (with your consent) helpful newsletters, and to meet our legal, regulatory, and anti-money-laundering obligations.

4. Consent

We collect, use, and disclose your personal information only with your consent, unless the law permits or requires otherwise. Before we submit a mortgage application on your behalf, we ask for your written consent, including consent to obtain your credit report. You may withdraw consent at any time, subject to legal or contractual limits. Withdrawing consent may affect our ability to arrange your mortgage.

5. Who We Share Information With

With your consent, and only as needed to arrange your mortgage, we may share your information with lenders, mortgage insurers (such as CMHC, Sagen, and Canada Guaranty), credit bureaus, appraisers, lawyers or notaries, and our brokerage, 8Twelve Mortgage. We may also share information with regulators when required by law.

We use trusted service providers to run this website and our tools (such as hosting, email, scheduling, e-signature, and secure document storage). They are only allowed to use your information to provide services to us. We never sell your personal information.

6. Storage and Security

We protect your information with physical, organizational, and technical safeguards, including access controls, secure portals with access codes, and encrypted connections. Some of our service providers may store data outside Nova Scotia or Canada, in which case it may be subject to the laws of that location.

7. How Long We Keep Information

We keep your personal information only as long as needed for the purposes described above, and as required by mortgage brokerage record-keeping rules in Nova Scotia and by federal law. After that, it is securely destroyed or anonymized.

8. Email and Text Messages

We send commercial messages only in line with Canada's Anti-Spam Legislation (CASL). You can unsubscribe from marketing emails at any time using the link in the email, or by contacting us. We may still send you messages directly about your active file.

9. Cookies and Analytics

This website uses cookies and similar technologies to remember your preferences (such as light or dark mode) and to understand how visitors use the site. You can turn off cookies in your browser settings, but some features may not work properly.

10. Your Rights

You may ask to see the personal information we hold about you, ask us to correct it, or ask questions about how it is handled. We will respond within the time required by law. If you are not satisfied with our response, you may contact the Office of the Privacy Commissioner of Canada.
